Understand California Foreclosure Timing Before You Sell
California Courts explains that a servicer generally must contact or try to contact the borrower to discuss foreclosure alternatives before the process begins. A Notice of Default can be recorded after required steps, followed by a cure period. If the default remains unresolved, a Notice of Sale may set an auction at least 21 days after recording. Individual cases vary, so rely on your notices and qualified advice.

Find Out Whether There Is Enough Equity to Sell
Order a payoff statement and account for junior loans, taxes, HOA debt, liens, commissions or sale costs, and accrued foreclosure expenses. If expected proceeds cover the total, a sale may pay the loan and preserve remaining equity.
If the numbers do not cover everything, a short sale or other negotiated resolution may require lender approval. A buyer cannot promise that approval.

Continue exploring loss-mitigation and counseling options while a sale is pending. If the transaction cannot close in time, those parallel conversations may preserve alternatives that a purchase agreement alone does not provide.
